Reasons 1

The proposal, due to the close back-to-back relationship between the proposed dwelling and the permitted dwelling to the south-east would result in poor levels of privacy for both dwellings and their private amenity spaces, which would be detrimental to residential amenity. For this reason, the proposal would be contrary to the intentions of the National Planning Policy Framework, Policy CS2 of the Charnwood Local Plan 2011-2028 Core Strategy, saved Policy EV/1 of the adopted Borough of Charnwood Local Plan, the Supplementary Planning Document Leading in Design and the Supplementary Planning Guidance Backland and Tandem Development.
