Reasons 2

The proposed house and the host property, 24 Walker Road, would be positioned within approximately 5m of one another and are orientated in such a way that both would overlook the small garden area proposed for the other property. This would give a poor standard of amenity for both future and existing occupiers. Coupled with this due to its positioning partly to the south the new building would give rise to a material loss of sunlight to the rear elevation of 24 Walker Road. This is contrary to the provisions of saved policies EV/1 and H/17 of the Local Plan, to the guidance given in the Councils adopted Supplementary Planning Guidance “House Extensions and the advice given in paragraph 17 of the National Planning Policy Framework.


Reasons 1

The proposed 2.5 storey house would be set at higher level than 26 Walker Road and its garden. It would have main windows serving a family room, bedroom and playroom coupled with a large decked terrace all facing towards the rear garden 26 Given the difference in levels and the proximity to this garden it is considered that the proposal would be harmful to the amenity of 26 Walker Road in terms of loss of privacy and that it would have an unduly dominant impact on this property. This is contrary to the provisions of saved policies EV/1 and H/17 of the Local Plan, to the guidance given in the Councils adopted Supplementary Planning Guidance “House Extensions, the Councils adopted Supplementary Document “Leading in Design” and the advice given in paragraph 17 of the National Planning Policy Framework.
