Reasons 2

The proposed extension would be within 3m of a side facing window to 951 Melton Road which serves a kitchen. Due to its height and proximity to this window it would lead to a material loss of light which would materially impact on the amenity of this property. This would be contrary to criterion vii) of saved policy EV/1 and criterion iii) of saved policy H/17 of the Local Plan. The proposal would also conflict with the advice contained within the Council's adopted Supplementary Guidance relating to House extensions and the Core Planning Principles set out within Section 17 of the National Planning Policy Framework.


Reasons 1

The proposed extension would introduce a wide two storey gable which would project forward of the original dwelling. This element would be dominant by virtue of its location to the front of the property, its siting forward of the original house and its scale in terms of height and width. This would not relate well to the existing dwelling or the surrounding properties and would result in visual harm to the streetscene. This would be contrary to criteria i) and ii) of saved policy EV/1 and criteria i) and ii) of saved policy H/17 of the Local Plan. It would also conflict with the Councils adopted Supplementary Planning Guidance relating to House Extensions and the advice relating to design contained in section 7 of the National Planning Policy Framework.
