The proposed extensions include 1st floor windows and a balcony which are close to the boundary with the small garden to 1 Roman Way. This would give rise to material overlooking and noise and disturbance from outdoor living which would be to the detriment of the residential amenity of the occupiers of this property. For this reason the proposal would be contrary to the intentions of saved Policy H/17 of the adopted Borough of Charnwood Local Plan, the advice given on extensions in the Borough Council's adopted Supplementary Planning Guidance on House Extensions and paragraph 17 of The National Planning Policy Framework .

The proposed extensions include design elements which are not in keeping with the existing building or the area in general. Due to this and the scale of the extensions proposed the resultant building would be an intrusive and incongruous element in this prominent corner location. This would be visually harmful to the character of the area and the streetscene. For this reason the proposal would be contrary to the intentions of saved Policy H/17 of the adopted Borough of Charnwood Local Plan. This seeks to ensure that extensions to dwellings are compatible in scale and design with the original dwelling and to ensure the character of the area is protected. The proposal is also in conflict with the advice given regarding extensions in the Borough Council's adopted Supplementary Planning Guidance on House Extensions and with the advice given in Section 7 of The National Planning Policy Framework.
