Reasons 1

It is the opinion of the local planning authority, that, by reason of its size and close proximity to neighbouring properties, the extension would be an intrusive and over-dominant feature within the outlook from Allen Avenue properties, due to the change in land levels and the proximity of the proposal to the principal windows contained in the rear elevation of No. 9 Allen Avenue in particular. The distance between the rear of that property and the proposal falls well short of the recommended distances cited in adopted Supplementary Planning Guidance "Leading in Design" and would also be contrary to adopted Supplementary Planning Guidance "House Extensions" and Policies EV/1 and H/17 of the Borough of Charnwood Local Plan. These policies seek to ensure that extensions to dwellings are compatible and do not prove detrimental to neighbouring occupier’s residential or visual amenities by reason of over-dominance or overlooking.
