Reasons 1

The local planning authority considers that, by reason of its design, scale and prominent location, the proposed extensions would substantially change the scale and character of the dwelling to the extent that it would appear over-dominant and incongruous in relation to neighbouring dwellings and the streetscene. The proposals are not subordinate in size and design to the existing dwelling. It would, therefore, appear intrusive in the street scene, to the detriment of visual amenity. In this respect, the proposal is contrary to saved Policies EV/1 and H/17 of the Borough of Charnwood Local Plan (2004) and the Council's adopted Supplementary Planning Guidance on House Extensions (2001) and Supplementary Planning Document, Leading in Design (2006). These seek to ensure that extensions to dwellings are compatible in scale and design with the original and other dwellings.
