Reasons 2

The proposal lacks adequate off-street car parking for both the existing and proposed dwellings which would be likely to lead to parking within the highway close to a road junction to the detriment of highway safety. Furthermore, the proposed scheme does not show that adequate pedestrian visibility splays can be provided from the access to the existing dwelling at 2 Oxford Street which would restrict vision out of the access to the further detriment of safety to users of the highway. For these reasons, the proposal would be contrary to saved Policies TR/18 and TR/6 of the adopted Borough of Charnwood Local Plan.


Reasons 1

It is the opinion of the local planning authority that the proposal, by reason of the close proximity of the existing property at 2 Oxford Street to the proposed dwelling would be likely to result in poor living environment standards for the occupiers of the proposed dwelling through overlooking. The proposal would, therefore, be contrary to the intentions of saved Policies EV/1 and H/16 of the Borough of Charnwood Local Plan, the adopted Supplementary Planning Guidance ‘Backland and Tandem Development and the adopted Supplementary Planning Document 'Leading in Design'.
