The local planning authority is of the opinion that the siting of the proposed two-storey extension, by reason of both its length, height, location and its close proximity to the rear elevations and gardens of No's 3 and 4 Marcus Close, would be detrimental to the amenities of the occupiers of these dwellings due to overshadowing, dominance and substantial loss day and sunlight. This is exacerbated by the orientation of the site being due south of these neighbouring properties. In this respect, the development is contrary to saved Policies H/17 and EV/1 of the Borough of Charnwood Local Plan (adopted 12th January 2004) and to the Council's adopted Supplementary Planning Guidance on 'House Extensions' and Supplementary Planning Document, Leading in Design.
