Reasons 1

The local planning authority considers that, as the proposed building would be sited close to the boundary with the residential property at 26 Wharncliffe Road and would be significantly higher than the existing buildings situated on that boundary, it would have an unreasonably over-dominant and over-shadowing impact, giving rise to loss of light and outlook at the rear of that dwelling, to the detriment of the residential amenity of its occupiers. The proposal would be, therefore, contrary to the provisions of saved Policies EV/1(vii) and (vii), H/16 (ii) and H/17 (iii) of the adopted Borough of Charnwood Local Plan and the Council's adopted Supplementary Planning Guidance on House Extensions and Backland and Tandem Development, aspects of both of which are relevant to this situation.
