Reasons 1

The proposal represents a very substantial extension and alteration to the existing dwelling to the extent that the local planning authority considers it tantamount to a replacement dwelling. The proposed dwelling is outside the Limits to Development of any settlement and within the Charnwood Forest Area of Particularly Attractive Countryside. Notwithstanding its location within a wood, the proposed development is of a mass and indifferent design which is incompatible with the traditional character and appearance of the locality. Whether as a new dwelling or as an extension, the scale of the proposed development now greatly exceeds that of the original dwelling and is in conflict with, Policy CT/14 of the Borough of Charnwood Local Plan which is designed to protect the countryside and, in association with Policy CT/7, this Area of Particularly Attractive Countryside from damaging and incongruous replacement dwellings or extensions respectively. The proposal also conflicts with Policies ST/1, EV/1 and CT/1, which seek generally to protect the countryside from unwarranted development, or otherwise, secure high standards of design.
