The property is situated within a row of dwellings of similar design and having a well-defined building line where the gaps between the buildings contribute to the character of the area. The proposed first floor extension would be flush with the front wall of the existing dwelling and built to the boundary of the property. It is the opinion of the local planning authority that this extension would lead to the creation of an unrelieved terracing effect which would be harmful to the character and appearance of the street scene, particularly if repeated elsewhere. The proposal is, therefore, contrary to saved Policy H/17 of the Borough of Charnwood Local Plan (2004) and the Council's adopted Supplementary Planning Guidance on House Extensions (2001) and Supplementary Planning Document, Leading in Design (2006).
