It is the opinion of the local planning authority that, as the existing dwellings on this side of the street are aligned and are of similar design, the very limited set back of the extension from the front of the dwelling at first floor level, with no significant reduction in the roof profile, would give rise to an extension that is not subordinate in size and design to the existing dwelling and could lead to a terracing effect that would be harmful to the appearance of the street scene and the character of the area, particularly if repeated. The proposal is, therefore, contrary to Policy H/17 of the adopted Borough of Charnwood Local Plan and the Council's adopted Supplementary Planning Guidance on House Extensions.
