The proposed two-storey extension to the west side of the building would give rise to a material loss of sunlight to the rear of 59 Cropston Road and would also be severely overdominant in relation to the rear elevation and garden area of both this property and the adjacent 4 Melody Avenue. The proposal is, therefore, contrary to criteria ii) and vii) of Policy EV/1 and criteria ii) and iii) of Policy H/18 of the Borough of Charnwood Local Plan, the Council's adopted Supplementary Planning Guidance on "House Extensions" and its adopted Supplementary Planning Document "Leading in Design".
