It is the opinion of the local planning authority that the proposed garage, by reason of its design, form and scale in a prominent location forward of the dwelling, would conflict with the character and appearance of the existing dwelling and, therefore, appear as an incongruous element in the street scene which would also be harmful to the unique, spacious and dignified character of the Ridgeway Area of Rothley, as defined in the adopted Borough of Charnwood Local Plan. Furthermore, no details have provided to ensure the protection of the adjoining tree. The development is thereby contrary to Policies H/17, H/20 and EV/1 of the Local Plan and the Council's adopted Supplementary Planning Guidance on House Extensions.
