The local planning authority is of the opinion that, in the absence of an acceptable scheme for the redevelopment of the site, particularly involving the Baxter Gate frontage, the premature demolition of the existing building and the creation of a wide, prominent gap in the built frontage to Baxter Gate would not serve to preserve or enhance the character and appearance of the Churchgate Conservation Area, or that of the immediately surrounding street scenes. As such, the premature demolition would be contrary to the intentions of Policy EV/10 of the Borough of Charnwood Local Plan.
