The proposed conversion of the garage would lead to a loss of a car parking space for the dwelling. This would leave only one off-road car parking space with a below-standard distance between the new front elevation and the footpath. A minimum of two spaces is required for a dwelling of this size. The proposal would thereby be likely to result in an increase in indescriminate on-street parking to the detriment of the highway network and to highway users. The proposal is thereby contrary to Accessibility and Transport Policy 1:Development and the Transport System of the Leicester, Leicestershire, and Rutland Structure Plan 2005 and Policies TR/6 and TR/18 of the Borough of Charnwood Local Plan 2004.
