The planning authority considers that, due to its siting and design, the proposed extension would not be compatible or in keeping with the character or historic interest of the listed building and would adversely affect its setting and its special character and appearance. For this reason, the proposal would be contrary to Policy EV/4 of the adopted Borough of Charnwood Local Plan, which requires that extensions to listed buildings are in keeping with the special character of the building and its setting.

The local planning authority has concluded that the information submitted with the application carries insufficient detail to enable it to fully assess the operations that may affect the historic fabric of the property and the archaeological potential of the site. In the absence of such information, the local planning authority is concerned that the proposed development may be likely to adversely affect the architectural and historic value of the building. In this respect, the development would be contrary to the intentions of Policies EV/4 of the Borough of Charnwood Local Plan.
