Reasons 1

The proposed extension, although to the rear of the quadrangle, is in a prominent position, clearly visible from the parking area to the rear. The local planning authority considers that the extension, by reason of its scale and height exceeding that of the existing ridgeline, would appear dominating to the single storey wing of the listed building. In addition, the proportions of both the extension itself and the fenestration do not reflect that of the current dwelling, whilst the poor design results in the extension appearing awkward and incongruous in relation to the existing building, setting an undesirable precedent that could further adversely affect the character and appearance of the listed building as a whole. For these reasons, the proposal is contrary to the intentions of Policy EV/4 of the adopted Borough of Charnwood Local Plan, which requires that extensions and alterations remain in keeping with the special architectural or historic interest of the listed building.
