The site, to which this application relates, falls within a Local Centre, as defined by the adopted Borough of Charnwood Local Plan. There are already three hot food takeaways located within this small local shopping area. A further takeaway would result in an unacceptable concentration of food and drink (A5) uses, which would prejudice the viability and attractiveness of this local centre. For this reason the proposal would be contrary to Policy CA/9 of the adopted Borough of Charnwood Local Plan.
