Reasons 1

The proposed development, by reason of the design of the dormer windows which are out of character with this part of the Conservation Area, would detrimentally affect the appearance of the street scene, the setting of St Mary's Church a grade 1 listed building, and the character and appearance of the Wymeswold Conservation Area. The proposal is thereby contrary to Policies EV/1, EV/5, EV/10 and H/16 of the adopted Charnwood Borough Council Local Plan (2004), the Council's adopted Supplementary Planning Guidance on Backland & Tandem Development (March 2001) and the Wymeswold Village Design Statement (2002) and the Consultation Draft Supplementary Planning Document 'Leading in Design' (February 2005).


Reasons 2

The proposed development would result in separation distances between dwellings below the minimum standards normally sought by the local planning authority. The proposal would therefore be detrimental to the residential amenities of the occupants of properties at 4 Chapel Bar and 4 The Stockwell through overlooking and over-dominance respectively. The proposal is, thereby, contrary to Policies EV/1 and H16 of the Borough of Charnwood Local Plan, the Supplementary Planning Guidance on Backland & Tandem Development and the 'Leading In Design' Draft Supplementary Planning Document
