The building is prominently situated within the designated Mountsorrel Conservation Area. Policy EV/10 of the Borough of Charnwood Local Plan requires new development within conservation areas to preserve or enhance their appearance and in particular, design and materials to respect the character of the surrounding area and to make a positive contribution to that character. It is the opinion of the local planning authority that, notwithstanding a lack of clarity as to the types of window to be fitted in each opening, the proposed windows by reason of their material would be damaging to the character and appearance of the conservation area in this locality and, therefore, contrary to the provisions of the adopted development plan.
