The local planning authority considers that, due to the the large projection of the extension forward of the building line and the shallow pitch of the roof, the proposal would appear as an intrusive and incongruous feature within the street scene, to the detriment of visual amenities and the character of the area. For this reason the proposal would be contrary to Policy H/17 of the adopted Borough of Charnwood Local Plan, which requires that extensions are not intrusive or incongruous features within street scene, and in conflict with the advice given on the design of extensions in the Borough Council's adopted Supplementary Planning Guidance on Housing Extensions.

In addition, the arrangement and design of the door and windows on the front elevation, along with the lack of clarity regarding their relationship to the eaves line of the roof, which is not assisted by the inconsistancy of information on the front and side elevations shown on the submitted plans, means that the extension would be likely to be out of character with the design and appearance of the present dwelling and adjacent buildings. For these reasons, also, the extension would be contrary to Policies H/17 of the adopted Borough of Charnwood Local Plan and the Council's adopted Supplementary Planning Guidance on House Extensions.
