Reasons 1

The proposed dwelling, by reason of its siting, would result in substantial overshadowing of the windows in the south elevation of the neighbouring property at 57 Cossington Road which would result in a significant loss of sunlight and daylight to them. This would be harmful to the living conditions of the occupiers of 57 Cossington Road. The very close proximity of the proposed dwelling to the south facing elevation of No.57 would also result in an unacceptable dominating impact which would be harmful to the living conditions of its occupiers. The proposed development is therefore contrary to Policies H/16(ii) and EV/1(vii) of the Borough of Charnwood Local Plan (January 2004).


Reasons 2

The proposed development does not include any off-street car parking facilities which is likely to result in vehicles parking within the highway and, given the traffic and highway characteristics in the immediate vicinity of the site, it is considered this would be detrimental to highway safety. The proposed development is therefore contrary to Policy TR/18 of the Borough of Charnwood Local Plan.


Reasons 3

In the absence of any information relating to existing and proposed ground levels or section drawings showing how the proposed dwelling would relate to ground levels to indicate otherwise, it is considered that, by reason of its height, the proposed dwelling would be likely to relate poorly to the neighbouring property at 57 Cossington Road and, thereby, appear as an incongruous element in the street scene, to the detriment of visual amenity and the character of the locality. The proposed development is therefore contrary to Policies EV/1(ii) and H/16(i) of the Borough of Charnwood Local Plan. Note:- in any revised submission, the details referred to above should also ensure that the dimensions of the adjacent dwelling at No.57 are accurately shown.
