The proposed extension would be situated within an attractive row of properties which, as a group, make a significant contribution to the character of the street scene and which can be seen from both the front and rear from a number of surrounding streets. It is the opinion of the local planning authority that the proposal, by reason of its size, scale, height, design, built form and the unsympathetic alterations to fenestration that are proposed, would appear as an unduly conspicuous and incongruous feature which would be detrimental to the character and appearance of the property, to the setting of the row of adjoining buildings and the character of the area in general. As such, it would be contrary to Policies EV/1, H/13 and CA/6 of the Borough of Charnwood Local Plan.

The extension proposes windows to lounges that would be in an elevation located directly on the boundary, facing adjacent property. It is considered that this would be likely to be unduly intrusive and detrimental to the amenities of the occupiers of adjacent property through loss of privacy and be in conflict with the provisions of policy EV/1 of the adopted Borough of Charnwood Local Plan which seeks to safeguard the amenities of adjoining properties in terms of privacy.
