It is the opinion of the local planning authority that, by reason of the close location of the proposed extension in relation to the dwellings at Nos. 20, 18 and 14 Mallard Road and 21 Kestrel Lane, the extension would involve the introduction of first floor bedroom windows in locations from where there would be clear views at short range of rooms and the garden area to the rear of those properties, to the detriment of neighbouring residential amenity. For this reason the proposal would be contrary to Policy H/17 of the Borough of Charnwood Plan and in conflict with the advice given in the Council's adopted Supplementary Planning Guidance on House Extensions
