The use of this area of land, isolated from any associated building group, for the storage of large agricultural equipment and vehicles and ancillary fencing and surfacing would conflict with the established rural character and appearance of this open rural area and would be especially visually prominent when viewed from the footpath and countryside to the south. It is considered that the damage caused to the character and appearance of the countryside outweighs any advantage to the rural economy. The proposal is, therefore, contrary to Policies CT/1and CT/10 of the Borough of Charnwood Local Plan.

The proposal would involve an intensification in the use of an sub-standard access which would be detrimental to highway safety. The access lacks adequate visibility, especially to the left and there is, in addition, inadequate forward visibility for vehicles right turning into the access. This would be contrary to Policy TR/6 of the Borough of Charnwood Local Plan. Additionally, the proposal would result in an increase in large vehicles using this narrow rural road which would be contrary to Policies TR/17 and CT/10 of the Borough of Charnwood Local Plan.
