It is the opinion of the local planning authority that the proposed extension, by reason of its height and forward projection at the boundary with No.23 Moorland Road, would give rise to significant overshadowing of that property with loss of both daylight and sunlight, to the detriment of the residential amenity of its occupiers. In addition, the location and mass of the side elevation of the extension would appear prominent in the street scene and over-dominant in relation to the set back of the neighbouring building to the detriment of the character and appearance of the locality. The proposed development is, therefore, contrary to the provisions of Policy H/17 of the Borough of Charnwood Local Plan (January 2004) and to the Council's adopted Supplementary Planning Guidance on House Extensions.
