Reasons 1

The local planning authority is of the opinion that height and mass of the proposed two storey extension in very close proximity to the main front elevations of 5 and 7 Phoenix Drive would have a detrimental effect on the residential amenities of the occupiers of those properties by reason of its dominant and overbearing impact. Therefore, the development would be contrary to Policy H/17 of the Borough of Charnwood Local Plan and to the guidance given in the Council's adopted Supplementary Planning Guidance in respect of 'House Extensions' where the proximity of side gables to main windows should not be closer than 14 metres.
