It is the opinion of the local planning authority that, by substantially increasing the width of the dwelling and encroaching close to the edge of the property boundary and the adjacent driveway, the proposed extension would create an over-dominant building form that would appear incongruous in relation to the scale and layout of other buildings in the area, to the detriment of the character and appearance of the street scene.

In addition, the work would involve the removal of most of a significant and prominent area of landscape planting that is important to the character and appearance of the locality.

By reason of the location of the proposed extension in relation to the dwelling at No.17 Kingfisher Road to the rear, the proposed extension would involve the introduction of a bedroom widow in a location from where there would be clear views at short range into both the front bedroom and lounge of that property, thereby adversely affecting the privacy and residential amenities of the occupiers, in conflict with the guidance on space between principal windows given in the Council's adopted Supplementary Planning Guidance on House Extensions. In the above respects, the proposal is contrary to the various provisions of Policy H/17 of the adopted Borough of Charnwood Local Plan.
