The application site occupies a prominent corner position and creates an attractive entrance to this section of the estate. The proposal would form a dominant and incongruous feature within the streetscene by reason of its positioning and height immediately adjacent to the footway and would result in the loss of a valuable landscaping strip, which remains under the control of the original landscape condition for the estate. Therefore, the proposal is contrary to policies EV/25 and ST/1 of the Deposit Draft Borough of Charnwood Local Plan.

The proposal would reduce the pedestrian and carriageway visibility splays for the adjacent properties, 37, 38 and 39 Gray Lane to the south east of the site, to the detriment of highway safety. Therefore, the proposal is contrary to policy TR/8 of the Deposit Draft Borough of Charnwood Local Plan.
