The local planning authority is of the opinion that the siting of at least one of the proposed storage buildings, in close proximity to the river, would be inappropriate development due to location within the functional floodplain of the River Soar. The proposed siting of the buildings is at risk of direct flooding and increases the flood risk elsewhere in the area. The proposal is contrary to Policy EV/33 of the Deposit Draft Borough of Charnwood Local Plan.
