Reasons 1

The proposed dwelling would span almost the entire width of a particularly narrow plot, by comparison with those prevailing in the area, and would be poorly related to the siting, alignment, design and mass of the dwelling at 128 The Ridings. The local planning authority considers that the resultant development would appear cramped and incongruous and, therefore, it would detract from the unique and spacious character of this area. The proposal would also result in the loss of mature hedging along the boundary with No.128 which would further erode the area's character. This would be contrary to Policy R/1 of the Soar Valley Local Plan and Policy H/18 of the Deposit Draft Borough of Charnwood Local Plan.


Reasons 2

The proposed dwelling would be extremely close to windows to main rooms of 128 The Ridings and would lead to a material loss of daylight to these windows. It would also have a particularly dominant and oppressive appearance when viewed from these windows which would be contrary to the principles of Policy H/14 of the Deposit Draft Local Plan.
