It is the opinion of the local planning authority that, due to the location, scale and mass of the proposed extension in relation to the neighbouring house at 8 Moorland Road, the side gable elevation would have a detrimental effect on the amenities of the occupiers by reason of overshadowing and an overbearing impact on rooms to the rear of that dwelling. The development is thereby contrary to Policy H/15 of the Deposit Draft Borough of Charnwood Local Plan and to the Council's adopted Supplementary Planning Guidance in respect of "House Extensions" within which a minimum distance of 14 metres between such elevations is advised.
