It is the opinion of the local planning authority that the proposal to erect a dwelling on this site, by reason of its small size and its relationship to existing properties, would be likely to result in a cramped form of development, with limited privacy and poor living environment standards for both nearby residents and the occupiers of such a dwelling, which would be detrimental to residental amenity. The proposal would, therefore, by contrary to the intentions of Policy H/14 of the Draft Deposit Borough of Charnwood Local Plan.

The junction of Brick Kiln Lane and the unmade track which serves this site lacks adequate visibility. If permitted, the proposal would result in additional vehicle movements at this sub-standard junction to the detriment to highway safety. For this reason, the proposal would be contrary to the intentions of Policy H/14 and TR/21 of the Deposit Draft Borough of Charnwood Local Plan.
