The site is within a predominantly residential area. The local planning authority is of the opinion that the additional traffic movements to and from the site and other activities associated with the use would cause unacceptable levels of noise and disturbance to neighbouring dwellings to the detriment of residential amenity. Accordingly, the proposed development is contrary to Policy H/16 of the Draft Deposit Charnwood Borough Council Local Plan.

The existing vehicle entrance to the site is inadequate in width and lacks adequate visibility onto Wanlip Road. The much more intensive use of this access, without substantial improvement to accommodate the additional access needs of the proposed use, would be detrimental to the safety of both pedestrian and vehicular users of highway. Accordingly, the development is contrary to Policy TR/8 of the Draft Deposit Borough of Charnwood Local Plan.
